Repair, Rescreen, or Rebuild: Which One Does Your Screen Need?

Almost every screen problem falls into one of three buckets. Here is how to tell them apart, and what each one involves.

Screen Repair: one thing is broken

A single torn panel, a door off its track, a broken push-button handle, or a snapped support cable. The rest of your screen is fine, so we fix the one thing that failed. This is the fastest, lowest-cost option, and for small fixes we can often be out the same week.

Full Rescreen: the whole enclosure is worn out

When the mesh tears easily right at the spline groove, or the screen has turned a silvery, threadbare gray, patching one panel is throwing good money after bad; the next tear is weeks away. A full rescreen strips every panel, pressure-washes the frame, and reinstalls fresh Phifer screen all at once.

Rebuild or Re-frame: the structure itself is the problem

Sometimes a new screen is not the fix. The aluminum is bent, a storm tore the cage off plumb, hurricane cables have snapped, or a previous builder left rotted wood behind (we build in aluminum and do not work with wood). That is a structural job, not a rescreen.

We work two very different waves of screen across the county. The 1970s and 80s pool homes around Brandon, Valrico, and Bloomingdale are on their third or fourth screen by now, and many have never had the aluminum, cables, or tapcons checked, so what looks like a rescreen often needs a little structural attention first. Out in the newer builds in Riverview, Wimauma, Apollo Beach, and the SouthShore Bay area, salt air off the bay and pond edges ages standard screens faster, which is why a lot of those homes step up to a tougher mesh. Telling you which of those you are actually dealing with is half of what a real estimate is for.

Single panel, door, handle/latch, or support cable

Strip all panels, pressure-wash frame, reinstall Phifer screen, re-cable (pool cages)

Re-screen the roof panels only, on one-story cages

Straighten or replace aluminum, storm rebuild, full replacement

Starting points

Door hardware repairs start around $50 to $75. A full lanai rescreen starts at around $1,000, and a full pool cage rescreen at around $2,500. A roof-only rescreen runs about $1,500.

Upgrades

Upgraded screen adds to the base: 20/20 No-See-Um adds roughly $0.50 per square foot, Super Screen and TuffScreen about $0.75, and Florida Glass lower panels about $2 to $3. Picture-window (open-view) panels run from about $500 to $2,000 depending on size.
