Setbacks, property lines, and easements

The county sets how close to your property line you can build, and utility easements can cut into the yard even when the line is farther out. These usually decide the maximum footprint, especially on newer, tighter lots.

Roof width and span

Extending the roof adds span, and past about 16 feet in width, the structure needs a heavier gauge of aluminum, which raises both material costs and manpower at installation. We will tell you where that line falls for your design.

HOA rules

Your HOA may limit the size, the roof color, or the roof type. We provide all the documents they need for approval, but checking their rules early keeps the project from stalling after you have already fallen in love with a plan.

Size, the amount of new concrete, and screen upgrades also affect the number.
