A pool enclosure (pool cage)

A screened cage over your pool and deck that keeps out bugs, leaves, and debris and cuts the sun. Built in mansard, gable, or half-mansard styles, engineered and permitted for Florida wind.

A screened lanai or porch

A screened outdoor room on the back of your home. We build new screened lanais from the slab up, or screen in a porch or patio you already have.

What we see across East Hillsborough

Most new builds around here fall into two groups. Newer homes in Riverview, Wimauma, Apollo Beach, and the SouthShore Bay area often go up without a cage at all, so we are adding the first enclosure over a new pool or a fresh screened lanai. Older Brandon, Valrico, and Bloomingdale homes are usually replacing a cage that has reached the end of its life or extending a lanai that is finally too small. Either way, the HOA rules are getting stricter, especially on roof color and panel type, so the first thing we do is find out exactly what your community allows before we design anything.

On-site consultation

We draw the enclosure and submit it to our engineer, so the structure is stamped for Florida wind load.

We pull the county permit and provide all the documents your HOA requires. You do not chase paperwork.

Concrete, if you need it

For a new lanai or screen room, we pour the slab or footer first, since a new enclosure typically needs a proper footer under it.

Build and screen

Our crew erects the aluminum and installs custom-cut, USA-made Phifer screen, with hurricane cables on any screen roof.

Final inspection and walk-through

We schedule the inspection and walk the finished space with you.

What It Costs

New builds are priced mostly by size and roof type. A new pool cage generally costs between $10,000 and $25,000. A new screened lanai runs about $10,000 to $23,000. A screen room with a full insulated-panel roof starts around $10,500 for a 10-by-10, versus about $7,000 for the same size with a screen roof.

We provide every document your HOA requires for approval, though we do not submit on your behalf. Checking your HOA's rules early matters; some now restrict insulated-roof color or require specific products.

That depends on your lot, county setbacks, and, for insulated-panel roofs, the span. We generally recommend keeping an insulated-panel roof span under about 15 feet; beyond that, the heavier materials and permitting requirements drive costs up sharply.
